CEDAR PARK TEXAS...SOLD!

5 Bedroom 3.5 Bath Home
''Backyard Oasis'' Fabulous family home on large corner lot with lush landscaping and sparkling in-ground pool! Featuring raised ceilings, arched ways, rounded corners, island kitchen with Corian counters, tile backsplash, upgraded 42" cabinets and breakfast bar. Extensive ceramic tile, fireplace and mantle, crown molding, master down with walk-in closet, double vanity, separate tub and shower. Large game room and spacious bedrooms upstairs, landscape lighting, sprinkler system, pergola plus much, much more!

I just helped some very happy buyers make an offer and get a contract on this home. It is a great property in a growing area very near Austin North. Cedar park also has some of the best schools in the state. This home also features a beautiful back yard complete with pool and spa.

This area is getting very hot for Real Estate. We started wtih 10 properties by the time my buyers came down from California we were down to only 7 one of which we met a very surprised owner who had just moved in a couple of days before. The seller sold so fast his agent did not have time to remove the property from the mls.

MONEY IS NO OBJECT!

FOR A LIMITED TIME ONLY!

                     WHY WAIT?

THOUSANDS OF PEOPLE ARE FINDING OUT HOW TO GET RICH!

You have probably heard all of these and many more catch phrases in an effort to capture your attention. long enough, to make a pitch for your business. I was scrolling through the channels on TV and came across one of the MAKE MILLIONS in Real Estate pitches. Its funny how they are always set in some fabulous resort near a pool where everyone is under weight, look great in swim suites and sipping on high dollar wines. How great would it be to see one of those pitches done from the front porch of a run down cabin in the backwoods of who knows where. ha

I have always been curious as to why a guy that could make millions in Real Estate would give it up for a career on selling materials to all who will buy. on how to make millions in Real Estate. Rarely does that questions get ask. I love to learn from others and have attended my fair share of seminars over the years. It is no fun to reinvent the wheel. Is it too pessimistic of me to believe that making millions in anything is a lot of hard work and that someone who has succeeded may be looking for an easier way to capitalize. That easier way could be selling you on a dream.

Can one make millions in Real Estate? When I first got into Real Estate investing, I met a gentlemen who became our insurance go to guy. At one meeting we had, I told him we were interested in Real Estate investment. He shared his philosophy on how to build wealth in Real Estate. He told me he had just closed on his 11 property. He said he wanted to be a millionaire so he decided that if he could get 10 properties at a value of 100000 dollars each that he would hold them and rent them until they were paid off and then sell them and ta da he would be a millionaire.

Over the years we have done well in Real Estate. We have also made a few mistakes. Those mistakes have taught us a lot about where to buy, when to buy and how to buy real estate. We have learned to do the hard work behind acquiring the right property at the right price.

Majoring in the Minors!

Have you ever been around a manager or leader who consistently focuses their energies and that of the team they lead on issues of small importance. I worked in a fast food chain years ago and had a manger who insisted that the front stainless steel sink we cleaned and shining after every food prep event. This made it difficult at times during rush to keep up. It was so important to him that he spent a great deal of time focusing the teams time and energy on that task. It was clear to me even at a young age that there were more pressing issues before us than a clean shiny stainless steel sink.

Though out my life, I have found it challenging to stay focused on the Major issues, it seems that minor emergencies scream so much louder. Whatever success I have had in life however seems to have come when I have been able to major on the majors and minor on the minors. Even in parenting my children, I am a much better parent when I am able to choose my battles with the kids and not get so frustrated by little things.

Staying focused on what is most important and what will be most effective in the long run is a constant challenges but one I intend to continue to pursue.
