I was looking over my stock portfolio about 15 years ago and noticed something. My personal home (Real Estate) was appreciating at a much faster and higher rate than my stocks. I was never a guru in the stock market but I had done my research and had invested my money in some of the top performers. It had been there for 10 years, the same amount of time, I had owned my home. Yet, most of its growth had come from my monthly deposits and it was heading downward again.

I grew to hate the paper that printed the stock results. I kept thinking if this piece of paper were an acre of land, It would be doing much better. So I called up a guy and sold all the paper and bought an acre of land in Phoenix with a nice home on it. It was so much more fun than the paper, so we moved into it. We bought some chickens and a couple of pygmy goats and we had a blast. Four years later we sold it for 75000 dollars more than we paid originally for it.

Do you buy what you are selling?

 

My first piece of real estate was a single wide trailer. It was about a 15 by 65 two bedroom one bath and a stackable washer and dryer unit in the bathroom. It was new in 1972, I bought it in 1984. It was in an aging Mobile home park but it was clean and safe. We bought it for 4500 dollars. We went to work on it and put new carpet in it updated what we could, put a new air conditioning unit on it. Re-coated the roof and did a little landscaping. Brought our first child into this home. We sold it for $6000 dollars a couple of years later.

 How about you? Do you buy what you are selling? I am surprised at how many Realtors there are that do not own a single piece of real estate. Oh yes, I have heard the reasoning: when I get some money saved up I plan to buy a home, when I get my credit cleaned up, I am going to buy a condo...etc,,

I think owning real estate is more important for a Realtor than owning a fancy car. It was very scary at first for my wife and I. I have written checks for properties that did not have renters in them to help us pay the mortgage and that gets scary after 6 months.

 REMEMBER THE 70's

 

 

 

 

We have seen lots of candidate mugging recently as the race of the presidency heats up. I am old enough now to recognize the same old rhetoric over and over again. In the 1970's candidates ran promising "Change". They promised to end the War. They promised to help the poor and the middle class. They promised to turn the economy around and create more jobs. They promised to improve the public school system and get more money for teachers. They promised to provide better health care and make it more accessible to the average worker.

Does any of this sound familiar? The war did end in embarrassment for the US. The economy did turn around it tanked and gas prices went from 33 cents a gallon to 1.10. Does anyone remember "Price Freezing" meat shortages replaced with Horse meat? The public school system spent more money and graduated fewer students, Health care went up in cost and employers were forced to choose between carrying health care or employing more workers. The middle class and the poor went to get food stamps together.

I don't know about you but when politicians talk about change, I worry about my wallet and my job. What I would love to hear them talk about is family values. My father in Law used to say "If a man will lie to you he will steal from you."  If you want to lead me and my family, I would like to know that I can trust you. That while I am working you are not plotting to take away what I have worked for. That you will treat the Treasury like I treat my bank account...when the money is gone I stop spending.

I want my president to have a conscience and listen to it. I am tired of filth on TV, sex education at school, overspending by government, broken homes, greedy local municipalities, death tax, abortion, airport strip searches, toll roads, winter breaks (rather than Christmas Holiday), high fuel costs, no energy plan, a do nothing congress.

Well thats just me. It is nearly election time and I just had to vent. Yes, I will be voting and I hope a candidate will talk about what really matters. Anyone can promise anything. At the end of the day the person with integrity of heart will do what they promised because that is the right thing to do.

Investor Report: New "Risk List" Guide
by Kenneth R. Harney

A new national "risk list" could help guide real estate investors -- not only those looking to scoop up distressed property through short sales or pre-foreclosure deals with lenders -- but those looking for the safest places to stash their real estate dollars.

PMI Group's quarterly risk list, released earlier this week, rates the relative riskiness of owning or buying property in dozens of major markets around the country. PMI, which is one of the largest private mortgage insurance companies, uses the ratings in its own risk underwriting on home loans.

The safest markets in the country right now -- where there is less than a one percent chance of price declines in the coming 24 months, according to PMI's risk index? Well, the Lone Star state has more of them than any other: Dallas, Fort Worth, Austin, Houston and San Antonio are all rated in the top ten for "safe bets." Not only is Texas's economy growing, and its residential real estate prices moderate, but it never even caught a whiff of all that crazy stuff that was going on during the boom years of 2002 through 2005.

Three other market areas with less than one percent chances of devaluation: Charlotte, North Carolina, Kansas City, Missouri, and believe it or not, Pittsburgh, Pennsylvania. All three are seeing moderate inflation in housing values, solid economic activity, and good prospects for more of the same -- at least during the next two years. And of course, they too never got caught up in the boom.
