     Constantly learning and yet never able to keep up. That is how it sometimes seems for all of us as Realtors. Practically every blog I read on AR reminds me of something I need to study more. The Internet has made information of all kinds so much more accessible that most buyers and sellers today are much more informed than before.

I have always believed that Realtors are really in the education business. Yesterday I was scheduled to take a client out to view a Commercial Property, he brought a friend with him. His friend is also a successful business man in the same field. I knew almost nothing about their field of business. So I have been hitting the books, the Internet and my network of commercial friends to understand it all better for a week or so. Both men were impressed that I could answer basic questions and ask informative questions of the agents we met.

It is a given that for the rest of my life, I am going to have to read, write and sell others that I can help them because I take to time to understand their needs. Since I am in the education business, I thought it would be great if I had some assistance in training my clients. I can only be in one place at one time so I joined NetworthUSA. Catellus plans medical plaza at Mueller

What:Catellus Development Group has announced plans to develop Mueller Medical Plaza.

Where: The three-story, 88,000-square-foot medical office building will be next to Dell Children's Medical Center of Central Texas and the future corporate headquarters of the Seton Family of Hospitals. All will be at the site of the former Robert Mueller airport.

Space at Mueller Medical Plaza will be leased to tenants in primary care and specialty services.

Who:Oxford Commercial will begin leasing office space for the building immediately. The Austin-based firm of Susman Tisdale Gayle Architects Inc. designed the plaza.

Details:Catellus will lease to tenants with a focus on adult and pediatric primary care and specialty medical services. Office space will range from 1,500 to 30,000 square feet.

Completion date: End of 2008. (Austin Statesman)

 

There is a buzz in the Commercial world that Austin/Round Rock will become a key player in the medical field over the next decade. Texas A&M has already locked down some property in Round Rock where it is rumored to be developing a residence training ground for Medical professionals. Now is a great time if you have considered expanding your practice, starting a practice or moving one.

"Local brokerage house Aquila Commercial LLC has amassed a total portfolio of nearly 4.25 million square feet in the office, retail and industrial arenas since its launch in January. The company has grown from its six original founders to a staff of 14 to keep pace with the expanding workload.

Aquila recently snagged the leasing assignment on 301 Congress, the Class A office building purchased in June by Hines Interests out of Houston. That listing brings the boutique brokerage into the Central Business District mainstream. Aquila is also working on leasing several new-build office projects including Champion Partners Group Ltd.'s 170,000-square-foot Ladera Bend and Aspen Properties' 210,720-square-foot Aspen Lake, both under development in Northwest Austin.

With 2.3 million square feet, office properties make up the majority of Aquila's portfolio."  (Austin Business Journal)

The Winds of Change

The Winds of Change


As the fall approaches we are reminded by nature that change is inevitable. The winds of change are blowing across our nation right now stronger than ever before. In just a few years since 9-11 we have seen sweeping change. The way we board an Airplane. The way we look at one another. The way we view national security and so many, many more.
The country I grew up in is vastly different today. My parents never worried about what I was doing on the Internet. I had a small TV in my bedroom and my parents never worried what I was watching on it. At midnight every station played the national anthem and went off the air with an annoying high pitched sound.
I listened to AM radio at night to hear my favorite college team play and then to music that was DJ'd by Wolfman Jack. My parents never worried about what I listened to on the Radio. My brother and I played outdoors mostly, we walked all over town and if we got far enough away from home a hometown citizen would offer to give us a ride home. We left our house un-locked, our cars un-locked and our bikes sitting out in our front yard. The next day they were still there.
It is so much harder to parent today. We work hard to keep up with what is going on in our children's lives. My son was doing a school assignment a couple of years ago that required Internet research. He mis-typed the mans last name and a porn site popped up. We monitor our kids on the Internet. block offensive sites and keep that computer in a public place in the home. We saw what had happened within a few minutes. He felt ashamed and was in tears as we talked with him but it was not his fault.
We are under attack on many fronts in America. Just a few days ago, Disney had to fire a young woman who had a bright future with them because she sent her boyfriend explicit pictures of herself over the Internet and it became public. In recent years what we used to be considered obscene behavior has been glamorized and encouraged by magazines, TV, Cable, the Internet and our school systems.
It is time for change in America. We need to take our culture back! It is time to get involved as parents in our schools, we need to let our leaders hear our voices loud and clear. We must become ONE NATION UNDER GOD!

Austin in the top Ten....

 

According to the Austin Business Journal. Austin has cracked the top ten, currently at number 8 and rising for Jobs in the US.

"Austin, the third Texas metro to crack the top 10, is definitely on the rise. It has been consistently strong as of late, adding 69,000 jobs since 2004, the equivalent of 1,900 per month. And its unemployment rate has slimmed nicely from 4.6 percent in mid-2006 to 3.8 percent now.

Go Cowboys!!

 

Since I was a little boy I have been a Dallas Cowboy fan. No apologies. I grew up playing football in Arizona and dreaming of being good enough to get drafted by the cowboys. The main reason I liked the cowboys was.....

because they had great players. I have had the chance to attend two games in Texas Stadium. While in Arizona I attended several cowboy games. There are tons of cowboy fans in Arizona and all over. No matter who you root for in the NFL isn't it great to have the season started? Here are a few pictures taken with my camera phone from a pre-season game against Denver this year.
